If it's on Purdue, it's either in Mar Vista or Sawtelle - not even so glamorous as Rancho Park. The comparative condo is in Mar Vista.

Question I have is - where do you get the info on shadow inventory ?
Is there a website where I can obtain this info. Redfin.com does not seem
to have this info.

As always, a great article. You forgot one very important reason why homes are selling at a brisker pace, the FHA.

Nearly everyone I know is getting an FHA loan instead of a regular loan because they are only requiring 3% down! It is no wonder why FHA loans are now 40% of the market. With this option, why bother getting a regular bank loan requiring 10-20% down? That's our government keeping the Ponzi scheme going! This will not end well.

Lot of good points here. Fact is that simple cause-effect will not predict the near-term.
It's like being on an elevator with no lights. You really don't know what floor you're on until you get off.

Sooner or later Asia will foreclose on the whole country and we will default on our debt. At some point, even the debased currency will not be able to pay interest. The only sure things is to see which way the Pseudogovernment's fire hose is spraying and hold your pockets open to catch some...

BTW, they got Jim Carry to play Mozilla Gorilla in Planet of the Alt Apes. He's as funny as ever. Khasars, Usury, there is an entire substrate in which Americans are manipulated by bubbles of all kinds. We buy a million pet rocks. Really! Why wouldn't we pay a million bucks for a SoCal, 100-year-old shack in the 'right' zip code. Too bad the ending is sad (spoiler: we attack Iran because they have WMD plans Wipeout Massive Dollar reserves with Euro Oil Contracts. Seems like we've seen this plot before, but I just can't remember where...)
